Have you seen this old postcard before? What stands out to you — any specific buildings, homes, or sites?

Essex on Lake Champlain
Aerial view of this beautiful village on the shore of 136 mile long Lake Champlain. A scenic ferry crossing to Vermont affords panoramic views of the Adirondacks and Green Mountains.
Are there any clues as to the date the photo was taken—When do you think it was?
See what the community has already had to say below about what they recognized and other thoughts:
Christine Herrmann: Of course it’s Essex! I have this postcard, but it isn’t dated so I’m not sure when the photo was taken. I recognize all the buildings, particularly our camps on Sandy Point!
Wally Day: Well, I see what is now the Old Dock House and the adjacent ferry dock. Numerous other buildings as well.
Rose Marie Mello: Beggs point
Kelly Youngs-schmitt: I see the old dock & marinas
Sandy Root Meldrum: It looks nice and warm. No ice and snow!
Sylvia Margo: I have sent this postcard many many times … 🙂
Betsy Oliver Eads: I don’t know what year but I sure mailed a lot of them when we went to moms in the summers!
Rich Guglielmo: Am I the only one that sees Champy? Nice photos!
Peter Cross: Christine Herrmann, I don’t see the large dock off Sandy Point. Do you remember what it was taken out by the ice?
Christine Herrmann: Peter, Our dock is still there, you just can’t see it! It was built in 1956 and survived a couple of winters before the ice took out the bubbler system and the decking. We repaired it at some point. I have pictures of my daughter on the dock in 1965 and pictures of her by the wrecked dock in 1972.
Peter Cross: I do remember the dock when it was whole. There were a lot of docks taken out in the 70s so considering this and the ferry isn’t at the Old Dock I think this is an early 70s picture.
Christine Herrmann: I think you’re right.
